In the GTA, we’re seeing a fascinating split in the new home market. Single-family home sales have rebounded dramatically—up 50% above the average, reaching 781 units sold—thanks in part to the expanded HST rebate. Meanwhile, condo sales have slowed to just 237 units, which is 80% below the norm. Prices tell their own story: single-family homes have adjusted down by 8.5% to an average of $1.36M, while condo prices have inched up 2.5% to $1.05M. Inventory now stands at 18,546 units.
Having spent over twenty years navigating every kind of market shift, I see more than just numbers here. This isn’t just about sales and prices—it’s about understanding where real opportunities for stability and growth lie, whether you’re eyeing a detached home or a condo. My experience as an IT professional and community advocate shapes how I interpret these trends, helping my clients move confidently, no matter the market’s direction. As always, my team and I are here to help you make sense of it all and protect your most important asset.
